On the ground floor of Max-Beer-Strasse 31 we let two clearly laid out commercial spaces: a shop unit with two rooms and its own display windows facing the street, and a bright office on the courtyard with a private balcony. Both share a kitchen with a guest WC. The third space is used by Affairs Of Chemistry, the owners’ own concept store – so your landlord is on site. With ceilings of around 3.5 m at the street and just under 3 m in the courtyard wing, the rooms feel considerably more generous than the square metres suggest.

For brand activations, launches and showroom weeks we also let the shop unit short term: two rooms, south-facing display windows, ceilings of around 3.5 m and a private entrance straight from Max-Beer-Strasse – in the heart of the Scheunenviertel.

All prices net, plus 19 % VAT. Minimum booking three days; periods in between are combined from the weekly and daily rates. Deposit €1,000, set-up/take-down day €110. Window graphics by arrangement. From four months onwards a regular lease applies, from €1,850 net cold.
The concept
The middle room becomes the shared kitchen for all three parties on the ground floor (approx. 21 m²): kitchen units, room for a team lunch, guest WC with washbasin. Its use is included pro rata in your rented area – you rent a compact unit and gain space you would otherwise have to pay for.

A shop with a 3.5 m ceiling holds roughly a third more volume than a new-build at 2.6 m. Shelving, displays and hangings reach up to 3 m – more space to present in without a single extra square metre of floor.
The tall display windows carry daylight far into the space, and the rear room stays bright too. For a showroom, gallery or studio that is a quality artificial light cannot replace.
Lighting tracks, acoustic panels, ventilation or a platform can be installed without making the room feel low. Proportions you will not find in a new building.

Photos show the condition before handover to the owners (2026). No photographs of the right-hand shop unit exist yet – the blurred images are stock photos of the identically built left-hand unit. Fittings and furniture are not part of the let.

The location
Max-Beer-Strasse lies in the Scheunenviertel, the oldest surviving quarter of the Spandauer Vorstadt – founded in the 17th century and today one of Berlin’s most sought-after districts. Between Rosenthaler Platz, Hackescher Markt and Alexanderplatz, galleries, concept stores, international restaurants and culture meet an established residential neighbourhood. The street itself is a quiet side street off Torstrasse: local footfall, no through traffic, plenty of greenery.
The ice cream parlour Cuore di Vetro is on Max-Beer-Strasse itself, Quá Phé two doors down; Mädchenitaliener is around the corner and the small Schendelpark some 50 metres away. Torstrasse, with flagship stores such as Bolia, bars such as Odessa and Kaschk and restaurants such as Toca Rouge or Sucre et Sel, is a four-minute walk.
For shops, studios and ateliers the address is ideal: the area between Alte Schönhauser Strasse, Münzstrasse and Weinmeisterstrasse is Berlin’s home for design and fashion brands – COS, Motel a Miio, Scotch & Soda, American Vintage, Carhartt, Patagonia. The art scene on Auguststrasse and Gipsstrasse, the Volksbühne theatre on Rosa-Luxemburg-Platz and the Babylon cinema are five minutes away on foot.
Transport links are excellent: Rosa-Luxemburg-Platz (U2) and Weinmeisterstrasse (U8) metro stations are minutes away, Hackescher Markt and Alexanderplatz stations with long-distance, regional and all city rail lines are walkable, and the central station and BER airport are reachable without changing.

The building
Max-Beer-Strasse 31 was built around 1886 in the neo-Renaissance style and is a listed building. Its history is eventful: in the 1920s the Jewish community acquired it and used it as a synagogue; after war damage it was rebuilt, and after reunification restored. Today it is a well-kept residential and commercial building with eight flats and the commercial units on the ground floor.
The brick façade with its cornices and window pediments, the stairwell decorated with stucco and stencil painting, and the planted courtyard with seating and bicycle parking give the building its character. The commercial spaces have just been refurbished: wooden floors, white walls, large windows, ceiling heights of 3.51 m in the street wing and 2.98 m in the courtyard wing, central heating (natural gas), a share of the cellar.

So we do not let anonymously but as neighbours: short decision-making paths, an interest in a coherent mix of tenants in the building, and the ambition that the ground floor works as a whole.
